People First.
Everything important in life is about people and relationships. I build a relationship with every person involved in a sale, because that is what actually determines how it goes. The transaction is not the point. The family is.
Integrity Always.
Doing the right thing matters most. You get the honest answer, not the easy one, and that includes the parts that cost me the sale. The special assessment coming in two years. The drainage on the downhill lot. The HOA that will never approve the second unit you were counting on.
Faithful Stewardship.
What I am handling was never mine. It is your home, your money, and usually the biggest decision your family makes in a decade. Stewardship means I answer for how I handle it, and I do not hold that loosely.
It also means some of what comes in goes back out. Every closed transaction helps a local family experiencing houselessness here in Hawaiʻi. You do not have to do anything for that to happen. It comes out of my side, and it happens on every sale.
FOR BUYERS
Most buyers start with a price range and a map. That is backwards, and it is how people end up in the right house on the wrong street.
I start with your Tuesday. Where you work, how long you are willing to sit in traffic, whether you want to walk to dinner or park once and stay home. The neighborhood follows from that, and the house follows the neighborhood.
Then I tell you what the listing will not. Which streets go quiet at five and which ones do not. Where the afternoon sun makes a lanai unusable. Which buildings have an assessment coming.

Pricing is the part everyone argues about. Positioning is the part that actually moves the number.
Every neighborhood on this island has a buyer with a specific reason for being there. Military families who need to be a certain distance from Pearl Harbor. Parents who chose the school first. Buyers who want the view and will pay for the elevation that comes with it. Your listing either speaks to that buyer or it waits.
I write about these neighborhoods every week, so I can tell you who is looking in yours and what they are actually paying for.
